Grier Allen shared thisGrier Allen shared this➡️ True story... this video is 7 years old. 💡 Funny story...the content is still true! You'll hear a lot in the coming months about the shifting real estate market. And it's critical to stay in the loop. But, remember this! "The market may shift but the fundamentals don't." (Quote credit, Aaron Heard) You may need to pivot, tweak, adjust, and be flexible... but at the end of the day, agents *still* need to master the fundamentals. Scripts, role-playing, follow-up, nurture plans, communication. Agents *still* need to educate their clients and be the resource that they need in order to buy or sell their home. So brush off those scripting flashcards, tighten up your follow-up plans, study that MLS, iron out your schedules and processes, and you'll be ahead of the curve. (👋 Adria Jones)

Grier Allen reacted on thisGrier Allen reacted on thisAgent attraction and retention came up constantly at Inman Connect San Diego. It’s clearly one of the biggest challenges real estate brokerages and teams are trying to solve. • How do we attract more productive agents? • How do we keep the right ones? • How do we stand out when everyone says they offer great culture, training, technology and support? • Has anyone completely cracked the code? I don’t think so. The industry has more recruiting tools, systems and data than ever before. But I still believe one of the biggest missing pieces is transparency. A brokerage may have an incredible platform, strong leadership and happy agents. But what good is any of that if the agents they want to attract don’t know the company exists or don’t understand what makes it different? Agents want to know more than the commission split. They want to know what the company stands for and whether agents are actually happy and building successful businesses there. That’s a big part of why we’re building Compaire. Not to replace recruiting conversations. To help better ones happen.

Grier Allen liked thisGrier Allen liked thisLast year at Blueprint: The Future of Real Estate, through the Geek Estate and Housing Innovation Alliance, LLC community, I met Oren Segal, founder of mash and prior leader of Apple Home and co-founder of Matter Smart Home Standard, and I’ve been obsessed ever since. 🎉 Today I’m excited to share that I’ve officially joined mash as Co‑Founder, helping build the missing infrastructure layer for the home so AI can actually work across devices, data, and services in residential housing. Many moons ago (and pre-AI) at RedDoor, we built the first and only chat-based 1 minute mortgage pre‑approval engine, proving that it's possible to do the unheard of. At mash, we’re taking that same spirit into the home itself, delivering the first and only “60 seconds to get all of your smart‑home devices in one place” – on the platform you choose. For me, creating delightful, never‑seen‑before customer experiences is a through-line in every product I’ve worked on, and this will be no exception. Besides the implications of a delightful experience, mash technology opens the path to creating affordability in housing, bridging devices and access for wellness to truly embed holistically, and lowering the costs for insurability. So, if you know me…you know these topics are some of my passions. Just as important as the mission is who you build with. After many cycles of team‑building, I’ve learned that the people matter more than anything else, and these humans are simply my favorite: Oren Segal and Adam D., along with our incredible advisory board Joe Ogletree Grant Erickson Jim Kitchen Marnie Vaughn Michele Chambers Turner We’re already testing mashNet with leading homebuilders and integrating with established hardware platforms, and now we’re raising a focused pre‑seed extension ahead of our seed later this year. My ask 🙏 Fellow founders, please share any recommendations (pros/cons) on platforms you’ve used to manage investor relations and run a raise. And separately, if you’re curious about what an AI‑ready homes and building really look like – for builders, asset managers, insurers, and service providers – I’d be happy to share more of what we’re building at mash and why now is the moment for this layer to exist.

Grier Allen liked thisGrier Allen liked thisMy business partner and I launched a company in the middle of the dot-com bust... right before 9/11... and were still making the Inc. 5000 list year after year during one of the worst recessions the U.S. had seen in decades. A lot of people ask me how we did it. Honestly, I think it starts with who we were to each other before we ever signed anything. Scott and I didn't meet in a boardroom or over a pitch deck. We found each other through the dot-com era, watching how the other person handled pressure neither of us signed up for. By the time we launched Advocate in July 2001, we weren't betting on a business model. We were betting on each other. I see founders get this backwards all the time. They pick the model before they understand the person. They sign the partnership agreement before they've ever been tested together. The business can be fixed. The market can shift. The model can evolve. But if the partnership isn't right, none of that matters. Who you choose to build with is the most consequential decision you'll make as a founder. Choose carefully.

Open to a new Founding Cohort for teams and brokerages, Compaire allows agents to browse brokerage brands, offices, and teams nationwide for their next opportunity. For the first time, real estate career intelligence has a new path to transparency. Founder Jesse Garcia, an entrepreneur and proven leader in the proptech and long time team leader in real estate is passionate about the challenge that agents face needing more than recruiting call to have the non-biased intel they need to compare brokerage business models and teams. Today, real estate licensees - team leaders and brokers can create a public or an anonymous profile to learn and research in depth information for alignment, values, cultures, business model, market data, news, media, and more to compare intel that drives their next decision on which brokerage to join confidently. Nearly 20,000 businesses run on the Presence® Platform, including thirty percent of the Wall Street Journal RealTrends top agents and teams. Our clients trusted us with their businesses, challenged us to be better, and shaped what this Platform is today. An exceptional team made all of it possible. The engineers who shipped through the hard stretches. The sales team that believed before it was easy to sell. The support team that turned difficult moments into loyal clients. The team members across every function who showed up, did their part, and made this real. This milestone belongs to all of you. $100M ARR is a milestone fewer than 2% of venture-backed SaaS companies ever reach. It's also a starting point. The next chapter is already in motion, and it's bigger than anything we've built so far. According to one aspect of the disclosed system, upon identification of one or more opportunities for a marketer, the system verifies whether or not the one or more opportunities satisfy certain preexisting threshold criteria. Those opportunities that satisfy certain preexisting threshold criteria are then scored, prioritized and presented to marketers. The disclosed system generates opportunity scores by analyzing various kinds of lead- and non-lead-based information and data. Aspects of the disclosed system are communicably coupled to marketers, leads, and third party information services to extract such information and data.

I work with teams who have plenty of data but still have to decide what to change next.<br><br>In marketing, information isn’t scarce. The harder part is that signals arrive out of sync, and decisions still have to hold. Product data points one way. Growth metrics point another. Customer feedback shows up late, filtered, or after the decision was already made. Each input makes sense on its own. Together, they don’t form a clear move.<br><br>A decision still has to be made.<br><br>I’ve spent a long time working inside that tension.<br><br>Since the early 2000s, I’ve co-founded and built several SaaS companies, including Crazy Egg, KISSmetrics, and Nira. Nira was acquired by Dropbox, where I later worked on product and growth for AI products. Across all of that work, the same pattern kept showing up.<br><br>Inside larger teams, decisions often sound solid in the moment. The trouble starts later. The context behind earlier calls fades. The constraints that mattered at the time don’t travel. Reasoning gets simplified, rewritten, or lost entirely. When questions resurface, teams argue about direction instead of revisiting the original judgment.<br><br>I’m now back as CEO of Crazy Egg. The work there focuses on keeping teams close to what users actually do, especially when opinions start to harden. When user behavior stays visible, decisions tend to settle. When it disappears, debates stretch and momentum softens.<br><br>That pattern shows up across most of what I work on.<br><br>I spend a lot of time thinking about how GTM leaders make decisions when product direction, growth pressure, and market narrative pull in different directions. Information is incomplete. Costs are uneven. Timing rarely feels generous. What matters is whether a decision holds long enough for a team to move.<br><br>If you’re responsible for aligning product, growth, and messaging and feel the weight of getting it wrong, this is the layer I spend my time in.

Head of Multifamily Ops: “I don’t need another dashboard.” Me: “I agree.” I’ve heard this repeated in countless conversations by operators overwhelmed by their data. And to be honest, I don’t disagree. In multifamily, dashboards have multiplied to the point of exhaustion. Every property management system offers one. Every maintenance vendor insists on theirs. Accounting comes through with spreadsheets. Leasing has its own portal. What was meant to simplify operations has instead created a labyrinth. I used to think the solution was to consolidate, put everything into a single view. But that in itself was not going to be enough. 10 disjointed dashboards collapsed into one screen doesn’t create clarity. It actually creates a centralized version of the same incoherence. There’s a behavioral layer people overlook here: Attention is "finite". Dashboards compete for it. And Dashbords don’t deliver dopamine like your social media feed does. If insights don’t land where work actually happens (in the PM’s workflow), the ops standup, the accounting close, they’re ignored. So routing context-rich nudges into the places people act (and making them actionable) is just as important as the analytics themselves. Integration is useful only when it reduces context-switching, not when it amplifies it. There’s also an organizational piece: Dashboards rot without governance. 1/ Who owns the definition of “occupancy”? 2/ Who signs off when a maintenance ticket is reclassified? Without clear stewards, you end up with metric drift and ultimately mistrust. Addressing this is far less glamorous than launching a new UI, but it’s the real key. Technically, real work is less about building dashboards and more about building a translation layer. Operationally, it’s about pruning i.e. choosing which signals matter for which decisions and creating feedback loops so the analytics evolve with practice and time. So when an operator tells me they don’t want another dashboard, I take it seriously. The answer isn’t to make another screen prettier; it’s to reduce the distance between data and judgment: clarify definitions, stitch events to units of work, route insight into workflows, and "assign" ownership so the metrics remain trustworthy. What do you think?

10% occupancy increase in six months. This week on Value Builder, Logan D. Freeman shared how AI fixed his multifamily leasing issue. The issue: His team was too busy with tire kickers. Real prospects weren't getting fast enough responses. The solution: AI chatbot trained on property management software. Email, text, or phone—24/7 availability. The bot knew everything about the properties. It qualified leads before they ever reached a human. "I don't really care if they get offended or not," Logan said. "The problem was my team was too busy with people who weren't serious." The chatbot filtered. His team closed. Logan shared that he’s automating credit and background checks before tours. You can only do this when demand is high enough. Subscribe for more on YouTube: https://lnkd.in/gpea-Mna

Great advice to proptech founders from Heather A Harmon at Blueprint: The Future of Real Estate panel: don't take VC money until the underlying biz is ready for growth. VCs now ask "how small is your team," when they used to ask "how large is your team"
