Zonda has built an exceptional business around information the homebuilding industry relies on every day. This is a massive market with a sophisticated group of builders, developers, lenders, investors and suppliers that need purpose-built information, analytics and marketing solutions. With the acquisition now complete, we have the opportunity to bring together Zonda’s proprietary new construction data, software and builder relationships with CoStar Group’s technology, analytics and marketplace capabilities. We believe that combination can deliver significantly more value to builders, lenders and other industry participants, accelerate innovation across the homebuilding ecosystem, and create a compelling new growth platform for CoStar Group. New residential construction is a massive market, yet the information and digital marketplace opportunities within it remain significantly underdeveloped. CoStar Group has spent four decades assembling proprietary real estate information, turning that information into valuable analytics and creating online marketplaces that make property easier to discover and transact around. Zonda gives us an outstanding foundation to bring that model more deeply into the new home market. Learn more: https://bit.ly/4xNOVFy

Today, we completed our acquisition of Zonda, extending our proprietary data, analytics, software, and marketplace capabilities into new home construction. Serving as a leading provider of new home construction data, homebuilder software and residential real estate marketplaces, Zonda’s builder relationships and market intelligence complements our existing property information. This will significantly expand our presence into one of the largest and most important sectors of the U.S. real estate economy. The acquisition is expected to enhance the profitability of our residential segment, support continued expansion of our consolidated margin profile, and create new opportunities for long-term growth across the broader residential real estate ecosystem. We've described the new home market as "treading water," but our latest data shows that builders have largely avoided another challenge: excess inventory. Our July Zonda New Home Market Update showed sales declined 1.1% year-over-year. Despite softer sales, most builders seem to be keeping inventory in check. Nationally, there were 2.1 quick move-in (QMI) homes available per community, down 7.9% year-over-year. QMIs are homes that can be occupied within 90 days. Among the nation's five largest housing markets, four have seen a reduction in QMI supply over the past year. Dallas currently has 2.6 QMIs per community, down from 2.9 a year ago. Houston stands at 2.8, compared to 2.9 in 2025, while Phoenix saw one of the largest declines, falling from 5.0 to 4.0. Atlanta also experienced a modest decrease, from 2.0 to 1.9. San Antonio was the lone exception, with QMI inventory edging up from 3.6 to 3.8 homes per community. But is that what you're seeing in your market? If you're a Division President or a VP of sales, marketing, or land for a builder, we love to hear your perspective and invite you to participate in our brief August survey. Link in comments. Your input helps us track how market conditions are evolving in real time and adds important context to the trends emerging in the data. As a thank you for your insights, we'll share the aggregated results with all respondents. New home sales declined 1.1% year-over-year in July as buyers remained cautious. At the same time, active communities increased 5% year-over-year, giving buyers more options. "Consumers still want to buy homes, but uncertainty is making them more cautious," says Ali Wolf, chief economist for Zonda and NewHomeSource. "The market is likely to keep treading water." July's terrible housing starts print was distorted by an unusual uptick in homes 'authorized', still pending start. What you should know: Timing distortions are skewing the statistics. We saw this earlier this year: Remember the surprisingly 'strong' March housing starts print of over 1MM single family housing starts earlier in 2026? It was artificially driven by a wave of units the month before that were 'authorized, not yet started'. A timing distortion when permits are pulled one month but show up the following month in actual construction statistics. Over the past ~25 years this pace of month-over-month change in permits pending start is relatively rare - occurring in only ~15% of months, with a typical rebound of +7% the following month in headline starts. Bottom line: expect a stronger housing start print next month, plausibly +50k (or even 100k better). Timing distortions are skewing the statistics. Still a low level of construction even with that factored in, but 800k is far too low.

The housing market may feel stuck, but roughly 4 to 5 million homes will still change hands this year. That's why we've spent the past several months looking beyond the headline numbers to identify where opportunities remain. While affordability challenges, consumer uncertainty, and a lack of a clear catalyst continue to weigh on demand, homebuyers haven't disappeared. In our April Zonda Housing Market Update, we examined population growth and migration patterns. In June, we focused on the labor market and how shifting employment trends can impact housing demand. Today at 11 a.m. PT, we'll turn our attention to the consumer: who's still buying, what they're looking for, and what's driving them to make a move in today's environment. Houston and Dallas continue to set the pace for master-planned communities (MPCs). The two markets led the nation in contract sales activity through 2Q26, with their combined volume matching the sales of more than half of the other markets in the top 20. Add in Austin, San Antonio, and other Texas markets, and the Lone Star State accounted for over one-third of all MPC sales over the past 12 months. More broadly, MPC sales volume remained heavily concentrated in the Sun Belt, where sustained population growth, a deeper supply of large developable land parcels, and a generally more favorable regulatory environment have supported large-scale projects. Nearly every market in the top 20 fell within the Sun Belt, with Denver and Provo the only exceptions. Other key takeaways from our latest rankings include: - Houston remained the nation's undisputed MPC leader. Houston's master-planned communities sold more than 15K new homes over the past 12 months across more than 700 active projects. That put Houston's sales volume roughly 21% ahead of Dallas, the second-place market with 13K sales. - Florida's breadth was unmatched. Seven Florida metros ranked among the top 20, led by Orlando (4th) and Sarasota (6th). Together, the state accounted for roughly a quarter of all MPC new home sales over the past year. - Texas captured four of the top eight spots. Houston (1st), Dallas (2nd), Austin (5th), and San Antonio (8th) demonstrated just how deep demand for MPCs runs across the state. - Phoenix remained in a league of its own outside Texas. It ranked third nationally with more than 10K sales within MPCs. After falling below that mark in 2025, Phoenix once again joined the very short list of markets to surpass the 10K-sales threshold. - Scale matters. Every market in the top 10 had at least 100 actively selling MPC projects, giving buyers a wide range of floor plans, communities, and price points to choose from. MPCs have continued to demonstrate their resilience as the new home market navigates affordability challenges, economic uncertainty, and softer consumer confidence. Part of their ongoing success stems from how well their offerings align with today's key buyer priorities: social connection, health and wellness, and a stronger sense of community identity.
