What if we’ve been asking residents the wrong question? 👀 For years, we've asked: “What amenities do residents and tenants want?” Pool? ✅ Fitness center? ✅ Parking? ✅ Shared spaces? ✅ But when everyone offers the same amenities, and residents generally rate them well, those features stop being differentiators. They become the baseline. So we dug deeper. Grace Hill analyzed survey data, GateWise amenity usage, HelloData rent trends, and 160,000+ resident comments to uncover what actually creates value. And some of the findings might surprise you: 🏊 Highly rated doesn’t always mean higher rent. 🔑 Lower-rated amenities can have an outsized impact on retention. 🏠 And some of the biggest drivers of satisfaction aren’t “amenities” at all; they’re about how well the property works in residents’ everyday lives. Maybe the question isn’t “What should we add next?” It’s “What actually works—and for whom?” We have the data.
